What is an engineering home inspection? My
engineering home inspection is an inspection of the condition of
the house with the report consisting of my professional opinion
of the condition of the major structural, mechanical and
electrical components and systems of the house. I also provide a
structural engineering foundation performance evaluation with
each engineering home inspection. You can download a sample

You say your home inspection includes a structural engineering foundation performance
evaluation - what is that? My structual engineering
foundation performance evaluation is a professional structural
engineering assessment of the performance of the foundation. I
make measurements and calculations to estimate the deflection
(bending) and tilt of the foundation across structually
important profiles. These estimates are then compared to
applicable structural engineering standards for deflection and tilt.
In what other ways is your inspection different from
what a real estate inspector does?
My inspection is much more detailed. To take one very important
example, if there is an apparent problem with an item, a real
estate inspector must report the item as "deficient." I do
not think that is very informative. Does it need repair? Should
it be replaced? Is it a safety item? Is it something the buyer
should be aware of but which requires no immediate action?
Calling something "deficient" does not answer any of these
questions. My report is written and formatted so you can see at
a glance what you need to know.

The fee depends on what level of service you need, how large the

Do engineering inspections cost more than other
inspections?
Sometimes, yes. But that is not always true. If a Licensed Real
Estate Inspector inspects the house and then recommends that you retain an engineer to
inspect the foundation, you may well
wind up paying more than what you would have paid had you retained an
engineer for the home inspection in the first place.
Who can I retain to inspect a house?
The standard contract contains the
following language: Buyer may have the Property inspected by
inspectors selected by Buyer and licensed by TREC or otherwise
permitted by law to make inspections. Most Houston home
buyers select a TREC Licensed Real Estate Inspector for the
inspection and that is clearly in compliance with the contract.
But the phrase otherwise permitted by
law to make inspections includes Professional Engineers.
Professional Engineers were authorized by law to inspect houses
long before TREC Licensed Real Estate Inspectors existed.
Is it okay if I come to the inspection? Yes.
Your attendance and participation will make the report easier
for you to understand. It will be time well spent.
How fast do I get the report?
I take pride in the fact that I can normally deliver you a
professional typed report that includes digital photos and video links
within 12 hours of finishing the inspection. Most inspectors and
engineers need days, not hours, to deliver a report.
Who gets a copy of my report?
I do not send a copy of the report to anyone other than you
unless you direct otherwise. I always encourage you to allow me
to email a
report to your real estate agent, but that is your call.
What are your qualifications?
I have 39 years experience in the construction and structual
engineering business and over 25 years experience in the home
inspection business. I have published two peer reviewed
technical papers on structual engineering foundation inspections
and I have inspected over around 13,000 homes. I have taught numerous
seminars on foundation evaluations, plumbing, electrical and other aspects of home
inspections through such organizations as Texas A&M and the
Texas Association of Real Estate Inspectors. Also, I am the

I started inspecting homes in 1986. I have provided engineering foundation inspections since 1992.
